| Resumen : | El presente Plan de Negocios, contiene una investigación realizada para la creación de un Resort en Cojimíes, cantón Pedernales-Manabí por su excelente potencial turístico y lugares reconocidos por su belleza y tranquilidad, propio para unas felices vacaciones. Responde al Problema científico, el desarrollo de un plan de negocios académicamente realizado orientará la creación del Resort Coco Playa que satisfaga las múltiples necesidades del turista que requiere de este servicio. El Objetivo General que persigue es: diseñar un plan de negocios dinámico y estratégico, para la creación del Resort que permita la satisfacción de las necesidades de los turistas con la determinación de la factibilidad financiera de la inversión. La referencia metodológica empleada corresponde a un estudio científico con la aplicación del enfoque y modelo mixto cuyo nivel de investigación aplicado es el descriptivo con la realización de una encuesta que al ser procesada se convierte en la justificación; por cuanto, atraerá un mayor número de turistas, en especial de la provincia de Pichincha de la ciudad de Quito por la cercanía que tiene esta comunidad playera, pretende de igual manera motivar al turista extranjero ofreciéndole un servicio de alojamiento con todo incluido en instalaciones cómodas, atractivas y que cumplan con todas las expectativas deseadas. Para este proyecto se tiene un VAN de 73.260.05 USD y un TIR de 17 %. Por los indicadores analizados se puede concluir que el proyecto es rentable y por ende su factibilidad para la creación es aceptada. Se considera para el estudio que el financiamiento es 100% bancario para la instalación y puesta en marcha de la empresa, invirtiendo todo el capital en el año cero y pagando en anualidades los 5 primeros años el valor del préstamo correspondiente a 475.640,00 USD aproximadamente. El período de recuperación de dinero se da a partir del cuarto año en donde se comienza a ver las ganancias generadas. Los tres primeros años corresponden a pérdidas debido a pagos de préstamos y también porque la capacidad instalada comienza a ser la óptima. | Descripción : | The present Business Plan, contains an investigation carried out for the creation of a Resort in Cojimies, canton Pedernales-Manabí for its excellent tourist potential and places recognized for their beauty and tranquility, proper for a happy holiday. Responds to the scientific problem, the development of an academically conducted business plan will guide the creation of the Coco Beach Resort that satisfies the multiple needs of the tourist that requires this service. The General Objective that it pursues is: to design a dynamic and strategic business plan, for the creation of the Resort that allows the satisfaction of the needs of the tourists with the determination of the financial feasibility of the investment. The methodological reference used corresponds to a scientific study with the application of the mixed model and approach whose level of applied research is descriptive with the completion of a survey that becomes the justification when it is processed; inasmuch as it will attract a greater number of tourists, especially from the province of Pichincha in the city of Quito because of the proximity of this beach community, it also aims to motivate foreign tourists by offering an accommodation service with everything included in comfortable facilities , attractive and that meet all the desired expectations. For this project, there is a NPV of USD 73.260.05 and a TIR of 17%. By the analyzed indicators it can be concluded that the project is profitable and therefore its feasibility for creation is accepted. It is considered for the study that the financing is 100% bank for the installation and start-up of the company, investing all the capital in year zero and paying in annuities the first 5 years the value of the loan corresponding to 475,640.00 USD approximately. The period of recovery of money is given from the fourth year in which you start to see the generated earnings. The first three years correspond to a limited period of time.
